Technician II,Facilities
Maintains a safe, functionaland comfortable workplace environment. Performs a variety of hands-on,semi-skilled and unskilled tasks in the maintenance, alteration and repair ofthe building, grounds and related facilities and equipment using a variety ofhand and power tools. May work independently, as part of a team and/oraccompanies and/or assists and co-ordinates skilled trades services. Plans theoverall preventive maintenance and work activities schedule. Identifiesequipment or systems for repair, replacement or upgrade prior to necessity andassists in the selection of maintenance equipment and materials needed. Takesactive role in space reconfigurations. Performs other related duties as required.
SPECIFICRESPONSIBILITIES (Facilities):
o Performs and co-ordinate with trades regular emergency generatortesting
o Performs and co-ordinate with trades regular transfer switch testing
o Performs and co-ordinates with technicians, fire systems service,repair, testing and inspections
o Assembles & Installs whiteboards, pictures, shelves and other wallhangings and furnishing products
o Applies paint to building interiors or exteriors, equipment, fixtures,paint or stain cabinets, doors and woodwork, filling in and/or smoothingdrywall surfaces
o Remove and replace soiled/damaged ceiling tiles
o Paints markings on asphalt, floors or similar surfaces and resealssurfaces
o Drives a company or rented truck or other light vehicle in the courseof duties
o Troubleshoots electrical systems ?replaces minor electrical fixturessuch an fuses, sockets and switches ? arranges for servicing and repair
o Assist as necessary janitorial function
o Cleans, adjusts, lubricates and/or replaces door closers, locks,latches, hinges and other building hardware
o Make repairs to fences and gates
o Moves, repairs and/or replaces office furniture and equipment
o Orders, stores and distributes maintenance, janitorial and officesupplies
o Co-Ordinates repair of security cameras, magnetic locks and cardreaders
o Spreads salt and shovels snow from walkways and entrances
o Assists operations in preparation for special events
o Identifies and corrects safety hazards
o Repairs, installs and constructs tables, shelves and other woodenfixtures
o Repairs doors, windows, floors, lockers, gates, fences, roofs andceilings
o Installs, maintains and repair plumbing fixtures including cloggeddrains, sinks, urinals and toilets, replaces washers/leaky faucets and flushvalves.
o Pick up trash and debris internally and externally
o Removes graffiti from various surfaces
o Inspect gutters and downspouts
o Replace burnt out fluorescent tubes and light bulbs
o Conduct regular building and grounds inspections
o Maintain accurate records of outsourced and in-house salting, shovelingand snow plow services ? inspect grounds daily and reports on services duringwinter
o Conducts fire equipment and building safety inspections
o Take building temperature readings and records data
o Monitors weather forecasts and takes all necessary precautionary steps
o Inventories tools and equipment - reports broken, missing pieces andrequired pieces
o Co-ordinates IAQ testing with JHSC
o Participates and works with joint health and safety committee
o Co-ordinates annual electrical assessments with trades
o Co-ordinates regular HVAC maintenance and service calls with trades
o Develops, implements and maintain energy savings programs withoperations
o Maintain key log assignments ? installs and repairs doors and doorhardware
o Perform routine maintenanceof electrical systems and equipment, and assist in semiskilled to skilledtasks; replace fixtures, switches, fluorescent tubes, and bulbs.
o Co-ordinates service andrepair to dock doors, floor plates and control mechanisms
o Install/repair doors and door hardware; lubricate locks and hinges.
o Prepare surfaces forpainting; apply paint, varnish, shellac, enamel, or other protective finishesto various surfaces - patches and paint interior and exterior surfaces;
o Picks up and disposes of trash from landscape and parking areas.
o Moves furniture and sets up conference rooms
o Requests and maintains inventory of janitorial, landscape maintenanceand repair supplies, materials and parts;
o Prepares shipments for distribution and delivery
o Maintains and arranges forservice to lighting systems in buildings and parking lot
o Co-ordinate the service, repair, and refueling of emergency powergenerators
o Installs and modifies modular furniture configurations
o Installs, repairs, andpaint/stuccos sheetrock
o Co-ordinates repair ofsidewalks, curbs and the like - mix/pour concrete.
o Locks and unlock doors asrequested
o Maintains and arranges forrepair of ice machines, refrigerators, dishwashers and small appliances.
o Repairs and/or constructwalls and ceilings using metal/wood stud and drywall.
o Co-Ordinates repairs to roofs,windows, screens, venetian blinds, doors & stairwells
o Replaces and installs towelracks, bulletin boards, broom racks and related fixtures replaces linoleum,acoustical and floor tile.
o Install systems furnitureand ergonomic accessories
o Arranges for offsiteequipment and/or furnishings storage
o Regularly inspects criticalbuilding areas including data centers, telephony, and main electrical,mechanical and riser rooms and fire and security panels.
o Ensures all entry/exitpoints are clear and door mechanisms functional, fire exit doors secured, fireextinguishers and fire pull stations accessible & checks for and reportsany physical vandalism.
o Inspects and identifies foodvending deficiencies and machine servicing & repair
o Arranges for the removal ofabandoned vehicles in parking lot
o Inspects neighboring areasfor impacts
o Regular update ofsite vendor management documentation
o Track anddocument expenses & occupancy against site capacity
o Monitor invoicesand ensure payments are on time
SPECIFICRESPONSIBILITIES (Security):
Control of general access to the facility. Monitoringof security cameras and review of daily security logs
Photograph all new employees
Create security cards for new employees usingWinpak
Activate and deactivate Visitor cards,temporary employee cards and employee cards as required in Winpak
Monitor and edit function of alarm system andsupply codes to staff as required.
Trouble shoot or manipulate security doorsand equipment using Winpak
Generate attendance reports for Management
Trouble shoot and repair security systems
Generate monthly card holder audits and matchto HR active lists
Escort Visitors/Contractors inside thebuilding.
Respond to all security alarms duringbusiness hours and after hours
Investigate and report all security issues
Keep accurate logs of all employee cards,photos and security reports
Conduct monthly security system test
Work at times with local Fire and policedepartments
Monthly inspection and report of buildingsecurity concerns
Maintain all security equipment
Order and inventory all security supplies andmaintain up to date records
Work closely with all Contractors to resolveall security issues
Solve all card access issues immediately
Assist reception with monthly card audits onall temp employee and visitor badges
Monthly inspection on all fire safetyequipment and log findings
ESSENTIALQUALIFICATIONS:
Education/Knowledge:
o High School Diploma or equivalent
o Knowledge of procedures used in scheduling and organizing work
o Knowledge of safety principals and practices in building maintenancework
o Knowledge of methods, materials, tools and equipment required incarpentry, painting, electrical, plumbing, HVAC, concrete work and hand tools
o Working towards recognized facilities accreditation such as Building EnvironmentalCertificate (desirable but not mandatory)
o Knowledge of use and maintenance of a variety of power and hand tools
o Knowledge of the operations of fire safety and emergency power systemsincluding emergency generators in commercial buildings
o General methods andpractices used in a variety of building trades, such as carpentry, generalconstruction, electric, plumbing, painting, and heating/air conditioningsystems.
o Basic computer skillsrelated to data entry/retrieval.
o Basic principles andpractices of record keeping.
Experience/Skill:
o Five years of building maintenance with a range of skills, activitiesand equipment
o Demonstrated hands on mechanical aptitude
o Ability to read, write and perform fundamental arithmetic calculations
o Ability to perform semi-skilled maintenance and repair work at thejourney level in one or more of the following trades: plumbing, painting,carpentry, HVAC, fire safety systems and emergency generators, access controlsystems
o Read and understand blueprints, construction drawings and schematics.
o Must have a driver's license and access to a motor vehicle.
o keep extensive records and prepare detailed reports of work done, timespent, and materials used.
o Perform hand and bench work using power tools and other equipment
o Must understand basic blueprints and work from rough sketches; preparerough sketches.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
